PROJECT OVERVIEW

Every landlord knows that an important part of attracting and retaining tenants is offering unique, elevated building amenities. Corderman & Company partnered with building ownership to bring desirable on-site tenant services and amenities to the tenants at 100 High Street, located in the heart of downtown Boston. The construction of the 5-star amenity center included a contemporary lounge, a state-of-the-art kitchen and servery, two large, technology-optimized conference rooms open to reservations by the building tenants, private phone rooms, and an open-air rooftop deck with a pergola overlooking Boston.


Unique Project Features:

  • Construction included two conference rooms, featuring expansive folding demountable partitions, that are open to reservations by the 100 High Street building tenants. This building amenity required a special Place of Assembly permit due to occupancy size. 

  • A 2,500 SF Ipe roof deck offers seating and a Western Red Cedar pergola for the building tenants to enjoy while overlooking the city of Boston.

  • Exterior construction, which required exceptional coordination with building ownership, included structural steel work and a new exterior door/storefront system.

PROJECT OVERVIEW

A family-owned company with a rich history in Massachusetts since 1908, Martignetti Companies has evolved into the leading distributor of wines and spirits in New England. Partnering with Visnick & Caulfield Associates, Corderman & Company constructed Martignetti’s satellite office in Boston’s Back Bay with the intention of bringing to life a design that merges history with modernity. Custom millwork walls, statement light fixtures and leather-wrapped door pulls amplify the high-end feel of this boutique office, which boasts a beautiful reception area, a large boardroom, executive offices, and a state-of-the-art café. The abundance of natural light is propelled by the extensive use of glass throughout the space.


Unique Project Features:

  • The boardroom, immediately visible upon entry into the office space, was fitted with a custom-built conference table that, with dark stained cherry veneer, polished chrome, and powder coated black metal finishes, serves as an impressive statement piece.

  • Illuminated by a statement pendant light fixture, a concealed prep counter and shelving were constructed in the café to accommodate Martignetti’s catering needs.

CBRE SPEC SUITES

PROJECT OVERVIEW

Located in the heart of Boston’s Financial District, One Boston Place is a 41-story class A tower home to some of the city’s most prestigious firms. Corderman & Company partnered with CBRE, the building manager, and Dyer Brown Architects to design and build two spec suite models that would cater to a range of potential tenants. One suite was geared towards a more ‘classic’ office layout while the second model accentuated a ‘tech’ design. Each spec suite featured a pre-built environment, showcasing a kitchen, offices, conference rooms and a reception lounge, to help potential tenants better envision their new office. Adjacent vacant space was built out and prepared with the intention of an incoming tenant being able to customize their new space per their specific needs.  

Within one year, both spec suites were leased to new tenants. 


Unique Project Features:

  • The construction of two different spec suite designs, one ‘classic’ and one ‘tech’ provided CBRE with the opportunity to cater to a range of potential One Boston Place tenants.

  • Wood slat ceilings, banquettes, and polished concrete required detailed coordination with the design teams. 

  • The common corridor and restrooms were also renovated alongside the two spec suites. 

  • One reception area features a custom desk with a map of Boston laser cut into plastic laminate.

BOSTON BEER COMPANY

PROJECT OVERVIEW

Boston Beer Company, the second-largest craft brewery in the United States and the proud brewer of Samuel Adams, Angry Orchard and Twisted Tea, enlisted Corderman & Company to renovate and expand their Boston headquarters. In order to minimize impact on ongoing operations, the project was completed in three main phases. Phase I entailed a 10,000 SF expansion including new offices, multiple training rooms, a new IT center, open workstations with exposed-to-the-deck ceilings and a new pantry. Phase II involved the renovation of 4,000 SF of the existing reception area, mail rooms and copy rooms, all of which was redesigned to accommodate a new layout for the entrance to the space. Finally, Phase III, performed in multiple off-hour segments, consisted of all new finishes in the existing open workstation office space of 15,000 SF.


Unique Project Features:

  • Completed over three phases in order to minimize disruption to ongoing operations in the occupied space.

  • K-13 was spray-applied to the open ceiling, tailored to specific project requirements for insulation, noise reduction, durability and aesthetics.

  • A large folding partition was built in the conference room to create more flexibility. A Place of Assembly permit was required as a result of these occupancy-increasing alterations.

PROJECT OVERVIEW

Underwriters Laboratories (UL) is a global independent consulting group specializing in human factors engineering of medical technology. Construction of UL’s Wiklund Research & Design space included two usability testing labs, each with an observation room. A medical lab features a functioning hospital bed as well as a sink area and cabinetry to simulate a hospital environment, while the other lab was built so that it could be modified to simulate various environments, such as a home. In addition to two labs and observation rooms, Corderman & Company built interior offices, open work space, a modern reception area and a café.


Unique Project Features:

  • A state-of-the-art medical simulation lab was built to include a functioning hospital bed, in addition to a sink and cabinets.

  • UL Wiklund clients can observe test sessions from an attached observation room that was fitted with a one-way mirror.

PROJECT OVERVIEW

JVS Boston is one of the largest and most impactful workforce development organizations in New England. Empowering individuals from diverse communities to find employment and build careers, JVS partners with employers to hire, develop, and retain productive workforces. In order to support the non-profit’s powerful mission, Corderman & Company constructed a multi-functional space that is bright, modern and collaborative. The office spans over three floors and includes an education training center, conference rooms and individual offices. 


Unique Project Features:

  • A CVS pharmacy mock-up store was constructed for training purposes.

  • Glass partitions helped maximize natural light to create a more welcoming space.

  • Corderman & Company constructed a new bridge area to connect the 75 and 101 Federal Street buildings, which were not initially connected on the 3rd floor.
