PROJECT OVERVIEW

As the developer of the world’s most powerful cybersecurity analytics platform, Cybereason required top of the line technology in their Boston headquarters – a factor which played a major role in the design and construction of the space. The construction of the two floors included a number of conference rooms, multiple kitchens and café areas, large open area workstations, and interior offices. The installation of architectural elements, such as millwork wall paneling, along with maintaining the exposed industrial ceilings, enhanced the start-up environment of this innovative technology firm.


Unique Project Features:

  • A custom DJ booth and game room were constructed to support the vibrant energy of this technology start-up firm.

  • Polished concrete flooring integrated the existing walker duct system.

  • Reclaimed wood, a major architectural element throughout the space, was salvaged from a historic local community center. 

  • A secure control room was built to serve as a cybersecurity operations center used for identifying malware.

PROJECT OVERVIEW

What was once a traditional three-story office building was transformed into a loft style studio for the Cambridge office of the renowned design consultancy, IDEO. Corderman & Company built out a variety of innovative working spaces, including conference rooms, open areas for teams to work individually and together, collaborative project team rooms and studios, and creative workshops. Additionally, a commercial grade kitchen was constructed behind a welcoming, client-oriented café area. On the ground level, a wood metal-working shop was built to include a garage door that opens up to the exterior of the building. A central steel, oak, and glass staircase, which is artistically wrapped in a unique installation of multi-colored rope, connects the distinct studio floors.


Unique Project Features:

  • IDEO’s diverse activities necessitated the construction of a space that would provide their creative teams with flexibility to work, collaborate, and innovate. Skylights were added to bring in natural light and foster a vibrant, positive energy throughout the industrial space.

  • Garage doors were installed on the first floor to connect work rooms to the outdoor entryway and parking lot, an installation which serves the purpose of facilitating projects and potential events. 

  • Construction of an internal staircase, which features materials such as steel, oak, glass and rope, connects the distinct studio floors. 

  • Since the building was once a 20th century parking garage, the walls, ceilings and floors were uncharacteristically thick for an office build-out. Moreover, considering the building was simply a shell, all new mechanical, plumbing and electrical systems/equipment had to be installed in addition to the replacement of all windows.

PROJECT OVERVIEW

Every landlord knows that an important part of attracting and retaining tenants is offering unique, elevated building amenities. Corderman & Company partnered with building ownership to bring desirable on-site tenant services and amenities to the tenants at 100 High Street, located in the heart of downtown Boston. The construction of the 5-star amenity center included a contemporary lounge, a state-of-the-art kitchen and servery, two large, technology-optimized conference rooms open to reservations by the building tenants, private phone rooms, and an open-air rooftop deck with a pergola overlooking Boston.


Unique Project Features:

  • Construction included two conference rooms, featuring expansive folding demountable partitions, that are open to reservations by the 100 High Street building tenants. This building amenity required a special Place of Assembly permit due to occupancy size. 

  • A 2,500 SF Ipe roof deck offers seating and a Western Red Cedar pergola for the building tenants to enjoy while overlooking the city of Boston.

  • Exterior construction, which required exceptional coordination with building ownership, included structural steel work and a new exterior door/storefront system.

Renovations and new construction for this leading real estate investment firm’s two floor office took place over 14 weeks, completed in four phases to carefully minimize any potential disruption within the occupied space. According to the architect, the vision of the design concept intended to create a “boutique hotel” feel. To accomplish this, Corderman & Company built a space that featured an expansive ebony wood floor to complement dramatic wallcovering and unique lighting. A new two-story staircase was constructed to unify the firm’s floors while serving as a dramatic statement piece featuring a unique floor-to-ceiling crystal light fixture. In addition to new open office workstations and finishes, Corderman & Company built out a new café, reception area and board rooms to create a truly impressive office space.

  • Construction took place over four strategic phases to carefully minimize disruption.

  • In addition to unifying the two floors, a two-story staircase was built with the intention of serving as a unique design element by showcasing a dramatic floor-to-ceiling crystal light fixture.

  • The design of the space, featuring ebony wood floors, bold wallcovering and impressive lighting, was established with the intention of creating a “boutique hotel” feel, which would leave a lasting impression on visiting clients.

  • Updates to the existing, extensive high-end millwork paneling in the elevator lobby and board room supported the client’s goal to create a sophisticated, distinctive aesthetic.

PROJECT OVERVIEW

Placester, a real estate software company, recruited Corderman & Company to build out its brand new Boston headquarters. A technology start-up firm, Placester wanted an office space that would showcase its innovative brand and culture while providing functionality for its talented software engineers and corporate employees. The Placester brand is uniquely represented throughout the space through real estate-themed elements, such as a ‘neighborhood’ style pantry and ‘residential’ meeting rooms that incorporate accent brick walls, ‘yards’ and ‘gardens’. Construction also included 20+ team rooms featuring glass office fronts and LED lighting, open area work stations, collaborative zones, interior offices and meeting rooms, and a large café area and employee game room.


Unique Project Features:

  • Following an aggressive schedule, 30,000 SF of new office space was built out in just 12 weeks.

  • Inspiring graphics were strategically installed around the office to promote the innovative start-up firm’s core values.

  • Extensive millwork packages and brick walls add to the ‘residential’ feel of the space, which visually supports Placester’s real estate-centered brand.

  • Over 75% of the walls in the space were painted with IdeaPaint and IdeaPaint Magnetic Primer, dry erase and magnetic paint that turns any smooth surface into a dry erase and magnetic canvas that naturally promotes collaboration, ideation and productivity.

KI, a contract furniture company, manufactures innovative furniture and movable wall system solutions for educational, university, business and government markets. With an international presence, KI features its furniture solutions in dedicated showrooms that reflect the company’s commitment to designing for customer needs. In Boston, the KI showroom was built as more than just a place to feature its furniture solutions; it is a unique Design Center retreat in Boston’s Seaport. Creating a Wi-Fi hub, Corderman & Company constructed functioning workstations with electrical capabilities. Additionally, the build-out featured a conference showroom, open areas to allow for more design flexibility, a reception desk, and glass-front interior offices.


Unique Project Features:

  • To create a Design Center retreat, the KI Showroom doubles as a Wi-Fi hub and features functioning workstations with electrical capabilities.

  • The welcoming reception desk was constructed with bold, branded LED signage.

  • Millwork panel walls were installed, adding a warm design aesthetic to complement the modern space.

PROJECT OVERVIEW

Berklee Online, the online school of Berklee College of Music, delivers access to Berklee’s acclaimed curriculum from anywhere in the world. Located in Boston’s historic Back Bay, Berklee’s new office features an expansion of their previous layout to accommodate the growth of the institution while maintaining one centralized location. The new space was built around an open concept to encourage collaboration internally and with other parts of the online school. Berklee also recognized the importance of providing environmental flexibility; private spaces, including closed offices, phone and huddle rooms, were constructed to balance the open work areas.   


Unique Project Features:

  • Creating a flexible office, the conference room was built with a movable glass partition that could easily expand or close depending on the target work environment. 

  • The construction of a highly rated STC video shoot room, with a separate master video editing room and IT support spaces, offers Berklee employees the opportunity to develop online content in-house.

  • The expansion of Berklee Online’s previous office was structured to accommodate the institution’s growth while maintaining one centralized office location.

Located within one of Boston’s most iconic buildings, the office of Pacific Lake Partners reveals an industrial chic style that diverges from a more traditional corporate workplace design. The open floor plan concept, especially in the kitchen area, further accentuates the inviting, residential feel that defines this space. Beautifully reclaimed wood paneled walls were selectively installed to balance out the varying white tones and glass fronts that surround the interior offices, board room, and meeting rooms.


Unique Project Features:

  • Reclaimed wood panels emphasize an industrial chic style that carries throughout the space.

  • Overhead lighting was selected and installed purposefully, with some fixtures remaining relatively hidden while others take on a dramatic position as statement pieces.

  • Black metal framed the tempered glass to produce a distinctive, versatile wall and sliding door system.

With the goal of unifying the firm’s multiple occupied floors, Corderman & Company built four internal staircases. Construction also included reception areas, custom offices, work stations, a large auditorium and conference center, a commercial kitchen, multiple eating areas, satellite pantries, fitness gym and a trading area.

Headquartered in Scotland, Standard Life Investments is a leading global asset manager. Seeking to renovate and expand its existing office in downtown Boston, Standard Life envisioned a space that would be functional, collaborative and aesthetically pleasing. Embracing the opportunity for more natural light, the renovation featured the addition of transparent glass wall systems along with the removal of any barriers that would prevent the light from reaching interior spaces. In addition to transforming the original office space, the renovation and expansion incorporated the construction of multiple conference rooms, offices and a club room.

  • The project included technology upgrades throughout the office, all new mechanical systems and multi-level coordination for the installation of 900 LF of glass wall systems.

  • New locker rooms and showers were constructed to promote a healthy and productive work environment.

A family-owned company with a rich history in Massachusetts since 1908, Martignetti Companies has evolved into the leading distributor of wines and spirits in New England. Partnering with Visnick & Caulfield Associates, Corderman & Company constructed Martignetti’s satellite office in Boston’s Back Bay with the intention of bringing to life a design that merges history with modernity. Custom millwork walls, statement light fixtures and leather-wrapped door pulls amplify the high-end feel of this boutique office, which boasts a beautiful reception area, a large boardroom, executive offices, and a state-of-the-art café. The abundance of natural light is propelled by the extensive use of glass throughout the space.


Unique Project Features:

  • The boardroom, immediately visible upon entry into the office space, was fitted with a custom-built conference table that, with dark stained cherry veneer, polished chrome, and powder coated black metal finishes, serves as an impressive statement piece.

  • Illuminated by a statement pendant light fixture, a concealed prep counter and shelving were constructed in the café to accommodate Martignetti’s catering needs.

Neoscape, an award-winning creative studio, enlisted Corderman & Company to construct its new, innovative Boston office at the Innovation & Design Center in Boston’s Seaport. The interior office fit-out, completed in 14 weeks, features a 70-30 ratio of open area workstations to individual offices, two conference rooms, a state-of-the-art kitchen, private bathrooms and showers, a green screen production studio, and a 1,000 SF server room. Maintaining the industrious roots of the original building, the expansive open ceilings were fitted with exposed MEP distribution.


Unique Project Features:

  • The 14-foot ceilings allocate enough space for a full floor-to-ceiling green screen, custom-built to allow the Neoscape team to do film production in-house.

  • A 1,000 SF server room features supplemental cooling, 8-ton JCI equipment, and electrical UPS.

  • K-13 was spray-applied to the open ceiling, tailored to specific project requirements for insulation, noise reduction, durability and aesthetics.

Catalant Technologies has disrupted the consulting industry with its groundbreaking technology platform that provides enterprises with target expertise in real-time. As one of Boston’s fastest growing companies, Catalant required an office space that would inspire collaboration and create a central community to enhance both employee and client experiences. Corderman & Company ultimately constructed 17 perimeter conference rooms and offices, open work areas and collaboration zones, a purposefully quiet ‘library’ space, and an expansive café. Flexibility was a key consideration during design and construction; project teams needed to be able to congregate in different locations on a daily basis and still have access to electrical/AV.


Unique Project Features:

  • The office was built within existing building infrastructure to push adaptive reuse.

  • Smart technology was seamlessly integrated throughout the space.

  • To maximize flexibility, the 17 conference rooms and offices were all constructed in various shapes and sizes using demountable partitions.

  • The entire project required consistent coordination and communication with building management as the building was simultaneously undergoing base building MEP upgrades, including air handling units.

PROJECT OVERVIEW

At the height of busy tax season, this major accounting firm needed to stay fully occupied and functional throughout the multi-million dollar renovation. In order to accomplish this, pre-construction and construction were completed in three phases, with strategic employee relocation, to minimize disruption to Edelstein staff. One phase involved a 7,000 SF expansion, including an employee café with custom barn doors, while the other two phases included two major renovations to existing spaces. Since Edelstein is a full-floor tenant, the base building elevator lobby and corridor became an integrated part of the renovation.


Unique Project Features:

  • Temporary relocation of Edelstein & Company staff allowed the firm to maintain normal business operations during all three, strategically planned phases of construction.

  • Although the project was completed in three phases, the office ultimately looked as if it underwent a single phase construction renovation due to the incredible synergy between the Edelstein & Company, the architect, the engineer and Corderman & Company team.

  • Previously used office furnishings were preserved and donated to The Furniture Trust to redistribute to non-profits and community schools. In total, 65,485 pounds of material were donated to 11 different local non-profits.

As part of Corderman & Company’s continued commitment to our partnership with Harvard University and the Harvard Faculty of Arts and Sciences (FAS), we successfully built out the office and conference spaces for the Center for African Studies (CAS) and Department of African and African American Studies/African Languages Program (AAAS/ALP). The fit-out provides the much needed expansion space for both programs and marks an important step in the University’s dedication to African studies, facilitating research, student collaboration and learning. Construction included a number of private offices, a seminar room, lounge and kitchen, conference rooms, and several open work areas.

  • A large conference room was built with an operable partition, offering staff and students the opportunity to open the private area into the expansive lounge and kitchen. 

  • Custom millwork cases were constructed to display African artifacts.

Kensington Capital Ventures, a division of the Foxborough-based investment firm, Kensington Capital Holdings, required a new space in downtown Boston. Constrained by time, our client had 14 weeks to find, design and construct an 8,500 SF office. In partnership with JLL and Visnick & Caulfield, Corderman & Company not only delivered on this request, but exceeded our client’s expectations for a truly exceptional build-out. From a 360-degree wrap-around wood portal to  a custom black walnut boomerang sculpture, this unique interior space integrates both modern and traditional elements to produce an award-winning collaborative, sophisticated corporate office.


Unique Project Features:

  • With a 360-degree wrap-around wood portal and illuminated signage in the reception area, as well as a custom dark walnut wood ‘boomerang’ sculpture surrounding the café seating area, signature millwork components are a true stand-out feature of this high-end office space.

  • Construction of perimeter demountable glass office fronts and interior ‘glass box’ meeting rooms provide our client with flexibility should they require an office layout change in the future.

  • Custom acoustical ceiling panels and LED fixtures were installed while the building’s original glass light lenses were replaced and upgraded throughout the floor.

Client aspirations for a minimalist aesthetic that coincides with corporate functionality directed the construction of this private investment firm’s high-end office space. To achieve a minimalist look, the entire office upheld a strict white color scheme, including the white marble tile flooring that was installed throughout the space. Executive and associate interior offices were surrounded by floor to ceiling glass walls with discreet framing lines, both of which served to enhance natural light and convey understated sophistication. Other architectural elements that were built for Renegade’s office, which also featured a large conference room, open work station area and a new pantry, included millwork and wallcovering. 


Unique Project Features:

  • Construction was dictated by client goals to achieve a minimalist aesthetic that would coincide with corporate functionality. Architectural elements, for example, were set against an elegant white color scheme that included millwork, ceramic flooring and wallcovering. 

  • The reception area, which showcased the client’s art collection, was enhanced with custom brand signage.

  • The mechanical system and overhead lighting were incorporated into the original concrete structure of the building, which created a challenge with design and construction, particularly when it came to upgrading the old light fixtures, a building standard, to new, custom-designed fixtures.

Corderman & Company completed this upscale renovation over the course of three distinct phases so as not to disrupt the critical operations of this financial services client. The 14,000 SF project transformed the reception area, existing offices, a conference center and three separate kitchens. Through the use of high-end custom wood veneer millwork and selective glass finishes, such as blue architectural back-painted glass, the new office strategically separated private areas from open, communal spaces. 


Unique Project Features:

  • Switch light glass, which turns glass black when a light turns on, was installed to ensure maximum privacy. 

  • Construction of a fitness center included specialty gym rubber flooring and walls to accommodate exercise equipment and free weights, while simultaneously curtailing sound transmission. 

  • Curved millwork office fronts were custom built to create a unique design aesthetic while also separating private offices from communal areas.

ARC/Architectural Resources Cambridge, a longstanding Cambridge-based, nationally recognized architectural, planning and interior design firm, enlisted Corderman & Company to build out its new home in Boston’s accessible and vibrant Back Bay neighborhood. The exciting project was an opportunity for ARC to design an entirely new office that would accommodate its growing team of 80+ employees while bringing into consideration innovative features that would inspire creativity and collaboration. The workspace, with high ceilings and desirable oversized windows, was constructed to include a conference center, new pantries, flexible gathering spaces, adaptable furniture systems for easy reconfiguration, creative studios, and open areas that would encourage frequent employee interaction.
